12 month gap in employment, does this limit my ability to get a mortgage loan?

I was unemployed from September 2011 to August 2012, are there any ways around the '2 years of consistent employment requirement'? I would like to buy now while mortgage rates and prices are low. by nancy1234 from Sausalito, California. Apr 24th 2013 Reply

There are situations where employment gaps are acceptable... if you have been in an accredited school working on a degree, and you have since graduated, and now working within your field of study, then you would be ok.. there are other scenarios, however in general, if you lost your job and it took you 13 months to find work, then you would be subject to the 2 year rule.. some lenders will make exceptions if your over 1 year but still short of the 2 year mark.. but in your scenario, you wouldn't even qualify for that.. Also keep in mind that additional guidelines would apply if your not a full time employee or a permanent employee.. so if you were hired as a temp, or your working for a temp agency, then you would need the 2 full years with no gaps.. .. It is very simple. There is no "two-year" rule for most people. Lenders require a two-year look back. What is your job history the past two years? For most people, if you have been out of work for more than 6 months, you need to be re-employed a minimum of 6 months before you can qualify for a new mortgage loan. The two big exceptions to that is if your new job is a self-employed job, or you are getting paid commission. Then you need to be there two-years. Yes, There are options available to you - if you are a 1st time homebuyer there maybe some 1st time home buyer programs thatallow for the job gap if your had a company layoff etc... Check with a community bank or area lender that lends in your area-Good luck,Pete

All lenders look at employment gaps differently. If you are back to work in same line of business as a salaried employee you should have no problems.
