My wife and I are looking at a home that appraised for 137k 2 months ago, is on the market for 74k and would need a FHA 203k loan for about 25k to repair the well and odds and ends. Hi Kheste,As some of the other posts note it is possible however it is not just the score that matters. When you consider a 203K loan it is really important to work with someone local. I have seen William Acres and Bert Carpenter post many times and their answers are spot on plus they are close to you. There are lenders in AZ that will go below the 620 to 640 minimum credit scores.. I work with several of them... but without seeing you complete profile, I cannot say... you could improve your score, but have other things on your credit that would still prohibit you from getting an approval.. It's not just the score, but why the score is where it is. Although there are several investors with programs that will work with you and your score, you need to work with someone who has the ability to help you get your score up so we can get your loan through any of the 203k investors out there. Why? It is much tougher and usually more expensive using the investors that will accept a lower score.
