i'm currently in my second enlistment in the marine corps and getting out. I'm trying to get my ducks in a row for an easy adjustment back to texas. I own a home now and need some information on what would be the smartest choice and save me some money on buying a home back in texas while still in? The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. What are your goals? Do you want to keep the home you now own? If so will it pay for itself, mortgage Plus taxes & ins?You know your VA benefit will be good if you are out of service also right? You will qualify for a mortgage using your two year history of Military & state trooper...with just one full mo. of paystub for state trooper....same line of work basically. Protecting us. You may be able to buy another home because your job is taking you there? I am not sure. You can go on the VA website. There is loads of great info. It is a good website. The key will be that your job is causing you to move. I know the VA loan is not for "investors" which is what a landlord is. So look on the web. If it is ok to keep your present home...just call local property management companies for rental numbers...based on beds/baths, sq ft, location etc....for the going home like yours for the rental rate. Make sure you are not going to get over your head...with two properties & that the rent pays for everything. Remember...you will be responsible for the up keep for two homes...so if VA lets you keep the current one & buy another do the math.If you must sell in order to buy the nxt home....you can wait until you are out & still qualify...with your new wages.Good Luck to you & your family! We are a local lender and do Va loans. My question is in regards to the home you have now. Is it a Va mortgage? Fha? Before you leave Military Join Usaa, excellent Insurance. I mention this because Im in Florida and insurance is a big issue and Usaa is a great source for insurance. I understand if you leave military before you join there is some sort of restriction afterwards.. There is some inaccurate information in some of these posts. Contact a local mortgage lender that specializes in VA. You CAN use your benefit more than once, and depending upon your circumstance you may be eligible to obtain another VA mortgage while retaining your current VA loan. USAA is a decent insurance and investments company, but you will certainly want to compare their mortgage services with others. Being in a town which has the USAFA as well as 2 AF bases and 1 army base, we are populated by many service members, deal in mostly VA mortgages and we see many of USAA's mistakes.
JDPeck is right, there is some inaccurate or misleading info in some of the above posts. Depending on your qualifications and the amount of remaing entitlement you have, and the price of the home you wish to purchase in Texas, it is definitely possible to purchase another home without selling or refinancing out of the current VA loan on the NC home. And, of course you can use your VA eligibility more than one time, the cost of the funding fee is more after the first use but that also depends on whether you would be making any downpayment (not required but it does reduce the cost of the entitlement). I work mainly in SC but also occasionally in other states, and our headquarters is in Texas. Your entitlement is good for only 1 use at a time unless there is something that I am unaware of. You would need to sell your current home or refinance out of the VA loan to be able to use it again!
