As with many loans "options", just because Fannie Mae, Freddie Mac, or in this case FHA say the "offer it", you have to understand those entities don't work with the public. You have to go through a lender, and lenders can add their own rules to any program, or decide not to do it at all. The Back to Work program is considered by many lenders to be very high risk, and have decided not to offer it. I am a lender in MN and WI, and we DO offer the Back to Work program here.

I don't lend in MI but your best bet is with a mortgage bank as opposed to a 'big bank' or other lender affiliated with a depository institution.

FHA's back to work program is open and there are lenders doing them.. Keep in mind that FHA does not lend money.. they only insure loans against default.. the lenders, or those with the $$$, are not obligated to offer programs just because FHA says they will insure the loan... (example: FHA has no minimum credit score, yet you wont find a lender who does not have a minimum credit score)... typically when FHA changes a guideline or comes up with a new program, most lenders will sit and wait until a few lenders adopt the program.. if they see their losing business because they don't offer it, they will adopt it to stay competitive.. in the past week I've had 3 more lenders announce they are now doing "Back to Work"... If you contact a local mortgage broker instead of the local bank, you'll find someone offering this program.. brokers work with numerous lenders with varying programs, vs a bank who typically deals with just one or two lending programs... if you don't fit in their small box, you don't get approved.. The key will be the documentation you can provide to prove what happened to you. Many lenders say they offer offer this option but very few have actually approved and closed any loans. FHA has been asked by many lenders to provide additional guidance on what documentation will be acceptable, uncertainty makes them nervous and less likely to actually approve the loan.. Good luck!
