Get with a local loan professional to go over the various loan products before selecting a VA loan or other mortgage product so that you are fully aware of qualification/eligibility requirements etc. Also, if credit is an issue, find a reputable loan restoration company. So here's the "Reality Answer".. First, Lenders look at a "Tri-Merge" credit report to determine if you have sufficient credit scores to qualify.. they go by the Lowest MID score of ALL borrowers... But understand that it takes much more than a credit score to determine one's eligibility.. Income, type of income, debt, debt to income ratios, employment history, etc, etc, etc.. No one here can advise you properly without seeing your complete loan profile..so knowing one of your 3 scores is really no help.. The next thing to consider is "Why?" Why is your score so low.. you must have some major derogatory credit to have a 570.. BK? Foreclosure? Short Sale? Judgement's? Collections? Unpaid student loans? Unpaid taxes? You could have a 750 credit score, yet with one of these deficiencies, you still might be denied... But again, here's the reality.. There might be some lenders out there that advertise they will lend to someone with a low score like yours, but don't be deceived.. the lower the score, the more strict the guideline's are and few that apply actually get approved.. so, don't set yourself up for disappointment.. you need to work on fixing up your credit.. first by dealing with your past credit issues, and then moving forward, keep and maintain timely payments on any future debt you have... There are companies out there that specialize in credit restoration, but in my experience, less then 10% of those companies are effective.. none the less, your chances of getting approved right now are very low.. and until you do something about your credit, you will never be able to finance a home..
