You need to increase your credit score so that your middle score is at least 550. At a 550 Middle score your score will be high enough for an FHA loan with a minimum of 10% down. You still need to meet all other income and asset guidelines as well. Also important is your overall credit, you can't have outstanding judgments on your credit either. Once you have a 580 middle credit score you would qualify for 96.5% FHA financing. You need to work on your credit first! Good Luck!

First let me say that it takes more than a credit score to obtain financing.. income, debt to income, job, job and pay type, credit deficiencies, judgement, unpaid taxes or student loans.. etc.. etc.. etc.. you could have a 800 credit score but have one of these deficiencies and still get denied.. Although many lenders advertise they will lend to borrowers with scores down to 500, the guidelines are so strict that VERY FEW that apply actually get approved.. the real question is "Why?".. Why is your score so low.. with certain credit deficiencies, lenders require mandatory waiting periods of 1 to 7 years depending on the loan program your going with.. the best advice I can give you would be to work on getting your credit fixed up..
