I recommend that you contact a local broker and they will have access to wholesale lenders that will offer this type of financing. My name is Joseph Afonso NMLS #208706 with Primary Residential Mortgage NMLS #3094 we are a local Mortgage Banker jafonso@azhomerates.com
You shouldn't have a problem finding a lender who will do a $770K property with 10% down.. Try contacting a local mortgage broker.. not the big bank on the corner.. Brokers have access to numerous different lenders ( i have 21) with each one offering a different lending program, including retained agency and portfolio loan products. The more lenders the more lending products and the greater likelihood your loan will get accepted. on the upper right of this page, you can select the "Community" tab.. then select "Find a Lender".. type in your zip code and you should get a list of local mortgage brokers in your area.. if you don't see enough choices, then try google.. type in "mortgage broker " and your zip code and you should get a pretty extensive list.. but I caution you.. stay away from the nationwide or internet lenders.. find someone local where if you have an issue, you can walk in the door to talk face to face with someone.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. Acres, Lender411's number ONE lender in Arizona. 480-287-5714 WilliamAcres.com NMLS# 226347
You will have many options as a 10% down jumbo loan with credit scores above 700 is pretty common. However, before anyone can really give you a quote on a rate they need to have more information about your particular situation since there are way to many variables. You should speak with a local loan officer or two and have them present you with a couple of options for fixed and on some ARM's.
Generally speaking, most lender will require a 20% down payment for a jumbo loan. A well qualified person may be able to obtain a jumbo loan with just 10% down. You will get hit pretty hard with a higher rate for doing only 10% down on a jumbo. Another potential option is a $417,000 first mortgage, and a 2nd mortgage for the balance.
Most mortgage brokers offer a 80/10/10 - 80% first mortgage 10% second mortgage and 10% down payment. Call a local mortgage broker.
