Any construction to perm loans with 5% down for high loan amount? In Murrieta, CA

More info needed, but in general.. Unless you already own the lot you wish to build on and you have sufficient equity to satisfy the lenders minimum 20% down payment requirement, i'm afraid you wont find any lender out there willing to do a 5% down construction loan.. let alone a construction to perm.. 10 years ago.. this loan was everywhere.. but since 2008.. it's all but non existent..
