Any help with HARP right after getting discharged from chapter 13 bankruptcy in NJ?

I am looking to see if there are any lenders in or around NJ, that are able to do a HARP refi after discharge from chapter 13. The discharge was recieved last month. We owe more than the house is worth. We have not missed a payment since sept 2009 on the mortgage. We have a few credit cards but they have very little on them, we have been working on getting our credit up. Our scores vary from 647 to 701 for myself and 643 to 690 for my husband. thank for any help. by kimbra_246_613 from millville, New Jersey. Jan 10th 2013 Reply

The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

William..so far i looked up mortgage brokers in the area, only one lists HARP on their website. Maybe they just dont list it and i should call and see?

I also dont want our credit report to get hit over and over trying with different brokers. If i have my credit report numbers from late dec (i tried to apply with FHA this month), will that work for getting quotes maybe?

Go to Google and type in "mortgage brokers 08332"... near the bottom, you will see several brokers.. stay away from any of the internet lenders like Lending tree or Quicken.. Also... all credit inquiries inside of 30 days from the same industry will not affect your score.. That being said, you don't have to have your credit run by each lender you talk to.. The very first hurdle when applying for a HARP loan is to get Automated Approval.. (DU/LP)... if you get DU or LP approval, there will be a lender out there willing to lend to you.. But this has to start with your broker.. If the lender you already tried has run your file through DU or LP, and it was denied, then you're probably not going to get a loan anytime soon.. So you might want to call them and ask them for a copy of the Automated Underwriting Findings.. This will tell you if you have any hope at all.. Kimbra -- You know what? Email is, inherently, so very impersonal. It lacks all of the charm and emotional warmth that I try to give to each question. Fair? I hope you find what your after. I wanted to just give you INSTANT full disclosure without the pretty ribbons and bows. i do understand, in hindsight, that I could have calibrated my words a little softer. Happy new year to you and your family! God Bless. Andrew 800 813 3291
