I am looking to see if there are any lenders in or around NJ, that are able to do a HARP refi after discharge from chapter 13. The discharge was recieved last month. We owe more than the house is worth. We have not missed a payment since sept 2009 on the mortgage. We have a few credit cards but they have very little on them, we have been working on getting our credit up. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Also... all credit inquiries inside of 30 days from the same industry will not affect your score.. That being said, you don't have to have your credit run by each lender you talk to.. The very first hurdle when applying for a HARP loan is to get Automated Approval.. (DU/LP)... if you get DU or LP approval, there will be a lender out there willing to lend to you.. But this has to start with your broker.. If the lender you already tried has run your file through DU or LP, and it was denied, then you're probably not going to get a loan anytime soon.. So you might want to call them and ask them for a copy of the Automated Underwriting Findings.. This will tell you if you have any hope at all..
