Any lenders in IN participate in the FHA "Back to Work" Program?

I'm sure there are.. but to find out, you should contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. Hi Allison,I totally disagree with William J Acres -- other than the local part. I have not heard of any lenders willing to take chances stretch guidelines that far. Ironically, this is due to so many other governmental regulatory issues. I'm interested in seeing if and how any Indiana lenders respond to your message.

I've done many FHA Back to Work in many states. It's not easy, but it does work if you have the right scenario. As far as what William states, it's not necessary to have someone local to do this. Although I respect him as a fine lender, the Back to Work program requires someone with experience. Sometimes they are not local. I too have done several Back to Work FHA Loans. They are actually very straight forward in my opinion. You primarily have to be able to show that the reason for the financial hardship is due to loss of income - typically for loss of job. The clear cut way of showing this is by evaluating you tax returns. The lender will want to see the tax return for the year previous to the Short Sale and then the year of the financial hardship and then the year after. You primarily want to go with someone that has had experience doing the Back to Work Program.

Most lenders that offer FHA loan also offer the Back to Work program, the best way is to call a local lender and ask about the loan program. Each invest may set a different set of loan guidelines.
