I just got denied for a reverse mortgage because the borrower was not on the title. The home is owner occupied and I have lived here all my life. I want to remove my parents from the loan, is buying out the only way to do this? by falcao399 from Newport, Kentucky. Mar 9th 2022
Pretty simple rule. You can't get a loan on a house you don't own. But, becoming an owner is pretty easy. You just need the current owners to add your name to the title with a document called a Quit Claim deed. After that is done, you are an owner, and can apply for financing on that property. The other owners don't have to be actually on the new loan itself, but they DO need to sign loan paperwork acknowledging they are aware of, and it is OK for you to get a loan on the property. The current owners can also use that same document to sign the house over to you completely, and remove themselves from ownership. Of course if you are then the sole owner, you can do what you want.
