MY mortgage loan servicer is INDY MAC. I went on their website and they do not make reference to HARP 2 but instead offer their own loan modification program that only applies to hardship cases. Fannie HARP 2.0 does not require you to be serviced by the current servicer. A couple of the main guidelines are loan purchase by Fannie, in your case from Jan 1st 2006 to June 1 2009. No late payments within the previous 6 months and only 1 late payment within the previous 12 months. You are not tied to working with IndyMac. Harp 2 applies only to loans owned by Fannie Mae or Freddie Mac and must have been securitized prior to June 1, 2009. Indy Mac, in your case, is simply the servicer of your loan and your HARP 2 DU refi is not required to go through them. So long as you meet the criteria set forth under HARP any mortgage professional in your area should be able to help you. The new HARP 2.0 program is rolling out for most lenders on Monday, March 19. You should call a Lender 411 mortgage professional, They will quickly be able to let you know if you qualify for the HARP 2.0 program. Good luck.
HARP is a program that INSURES Fannie/Freddie mortgages in negative position in case of a default, and the government will never force the hand of the lenders and make them do HARP. If your loan is owned by Fannie and was bought by them prior to June 2009, then you can do a HARP 2.0 loan. Contact a local mortgage broker, not a bank, and certainly not your current lender.. Each lender is free to decide whether to offer HARP 2 or not. However, virtually all lenders will to stay compeititve. As long as your loan was sold to FM and you can meet the HARP 2 guidelines, you should be able to refinance with this program. Based upon what you stated, DO NOT GET INTO A LOAN MODIFCATION PROGRAM. Don't use your current lender. In fact, don't use one of the big banks either. Instead, contact a local Mortgage Banker/Broker. They are better equipped to handle the HARP programs better than the big banks camn. I agree with Bert contact a local mortgage broker in your area to find out more information about the program. You should be able to find a company that is offering HARP 2.0 with out any additional overlays.
