are the Loan and the title separate?

Does my co-signer have to be on the title? My x-wife is agreeing to co-sign, but I do not want her on the loan and I wanted to make sure that was not the case before I agreed to this. thanks for the hesds up guys! by delpino402 from Victorville, California. Jan 9th 2019 Reply

co-signer has to be on the loan, title is separate ..and in Florida all borrowers do not have to be on Title but everyone on Title does have to be on the loan

YES. If the person is on the loan, they must be on title. So if she is co-signing, this isn't some sort of after thought action. She is a 100% co-owner, and jointly responsible for making the payments, just like you. You can remove her from title of the property AFTER the fact with a Quit Claim Deed, but that will not remove her from the loan, or legal responsibility to make the payment.
