Are there any mortgage programs for single-mothers in the Richmond area?

I'm a single mother that makes roughly 40k a year with two kids, I get some support from the government, but I really wish to move into a new home. I have okay credit, maybe 710-720, and about 10k saved up for a home. Are there any special programs in Richmond, VA that I can take advantage of? Great news Jessica... FHA has 3.5% down payment homes, so you wouldnt need use up all your savings for the down payment, and your credit is great... You should easily qualify for a home loan based on your income and credit scores. In many cases, at today's rates, the mortgage payment is less than rent for a comperably sized home. My best advice is to contact a local Mortgage Banker/Broker, rather than one of the big banks. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. He/She will have access to loan products of many lenders, not just those of one bank, and can properly guide you. yes there is. There is a no money down program in the Richmond area for those that have not owned a home in the last 3 years. Go to VHDA.com and click on the "home buyers" link at the top. Then click on the "tools for Home buyers" at the right. Let me know if you have questions.
