There is no such thing as a no closing cost loan. All loans have closing costs that need to be paid by you. To achieve a "no closing cost" loan, all lender increases your interest rate in an amount significant enough to pay your closing costs over time in the rate. As of right this moment, I don't see the rate you desire and the higher interest rate no closing cost option as available... Tomorrow is another day.

No such thing as a no closing cost loan. You wouldn't work for free, and neither will any lender. The question is how you pay for it.
