Yes, and some potentially serious ones. FHA loans are for owner occupancy transactions only. The expectation is that you live in the home for at least one full year. If there is a major life event that would force you to move out of the home early, FHA has been known to make exceptions. Examples. Three months in, your employer announces your job is being transferred from PA to TX. Renting out your home would be OK. It's a 4-bedroom home and you just had your first child. You want to move a mile away into a bigger home for your growing family. Probably not OK. It's a 3-bedroom home, you have two children, a boy and a girl aged 5 & 7 and just had triplets and want to move a mile away into a bigger home for your growing family. Probably OK. You refinanced six months ago, and you want to buy a new residence within 20 miles of your current home and convert your current home into a rental. Probably Not OK. So, what happens if you do? Technically you re in default of the loan requirements and FHA could refer your case to the FBI for investigation into Mortgage Fraud. It happened before and I advise people to be patient and wait out the year.
