I spoke to BofA last night and was told they would not qualify me for HARP 2 because of LPMI...to be honest I didn't even know I had it. I looked at my closing papers and I don't see it anywhere. According to everything else, I qualify for HARP 2. I am not sure what to do next. My home is in Indiana and my wife and I make a 6-figure income, have rental properties, never been late on our mortgage etc. Any help would be appreciated.Thank you by busyfa_163_175 from Trafalgar, Indiana. You should contact a local broker and get a second opinion if you don't see it on your HUD-1 (Settlement Statement) they should be able to help you find it. However, they are correct. If you had lender paid MI, you do not qulify. It may also be listed as Up Front Mortgage Insurance on the HUD.
I can help you in Indiana. We also work with many MI companies so it's easy to transfer it. However what we have found is Bank of America reps. don't usually know what they are talking about and transfer you to department after department and never can give you a straight answer. We just refinanced a similar customer that BoA stated they had Lender paid MI. When we dug into their old paperwork and refinanced them, they didn't have any MI on their loan. Bank of America turns a lot of people down so you are not alone. I would reach out to a local mortgage broker to see if they can help with your HARP 2.0 loan.I only lend in Florida!
Your first mistake was calling them. My advice is: DON'T use one of the big banks, DON'T use one of the big national Mortgage factories, and DON'T use the people you are currently making payments to. Instead, contact a local Mortgage Banker /Broker. Your local Mortgage Banker has access to all the lending sources, allowing for an easier fit into the lender that makes the most sense for your situation. The sad reality is that the lender yo mentioned really does not want your loan, and would much rather you go (away) to someone else. My daughter is in a similar situation. Been looking for refi but keep getting turned down. She has equity in her home (rental property, she got married and moved into her husbands home), makes 100K, never been late on her mortgage....What gives???? People who paid on time, still have equity in their home can't refi, but those who are late, stop paying, way underwater can???
