The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. For special programs you should check around with local lenders (especially community banks) and find out the details and requirements for what is offered. Otherwise, you are generally looking at 3-3.5% down for a conventional or FHA loan, unless you and the property you are buying qualify for USDA. Good luck
PS> Typically brokers do not have access to some of the options a local bank might have - called a portfolio loan. They often can offer State Housing Finance agency loans which usually have downpayment assistance - some has to be repaid and other does not.
You have many choices when it comes to first time homebuyer loans including the NHF Platinum, metro mortgage assistance and CHFA that offer you grant programs for your down payment. Then you have some additional choices too depending on where you want to live and if you have down payment funds you will have even more options available. To find out what your options are you can call me on my cell at 303-521-7169 or email me at sean.young@NAFINC.com, to look up more information on the down payment assistance programs you can visit www.mylendersean.com
