Hi, I live in Wake Forest NC and I want to know if there is a best time of the month to close on a mortgage and why? Some say it is at the start or does it really matter? I heard that it is better to close near the beginning of the month so you can apply rent to closing costs and I don’t have to pay the first payment until the next month. There are ZERO actual financial benefits of any kind for closing at one time of the month versus the next, but there are many benefits for closing anytime EXCEPT the last week of the month. Some benefits are you have longer to move out. If you close on the 10th, and you lease on your rental is good to the end of the month, you have 20-days to move, rental trucks are cheaper, etc. Title Companies are very busy the last week of the month, which causes all sorts of problems and mistakes. Real Estate Agents incorrectly believe they are saving you money by closing towards the end of the month because of something known as "Days of Interest". That is simply you pay interest from the day you buy the home for the remaining days in the month you close. For example, if you close on the 25th of the month, you have 5-days of interest as a closing cost due at closing. This is of course less than the 20-days of interest due at closing if you close on the 10th day of the month. Gee, that saves you money right? Not so fast. First, under both examples, you have no payment due on the next loan the month after closing. You first payment would be due the first of the following month. So closing on the 10th, and your first payment is due in 50-days, and you moved in on the 10th. Closing on the 25th, and your first payment is due in 35-days. Bottom line, close when it works best for you, but try to avoid the last week of the month. Talk to a local mortgage broker in your area. I lend in MN WI IA ND SD.
