Business Financing for Veteran.

My husband is US veteran and we are looking to get a loan in order to buy a building that is currently a salon. We would be keeping it a salon/barber shop, and him and I would be working there. It has an apartment attached. We own our home, with no mortgage, but our credit is not the best. We also have very little to put down as a down payment. The asking price on the building is just under $40,000.00. What would be the best way to get financing?
