You can put 20% down as gift money from a non occupant.

Hi, If I understand your question, your cousin would just be providing the funds and not on the loan for a SFR property that you would occupy. I recently funded a loan wherein the cousin provided gifted funds but was neither on the loan nor title. So you we can easily do it that way or add the cousin to the title if desired.
