my partner is on a 90 day K-1 fiance visa. can she be the co-borrower on our mortgage loan while on the visa, before we get married? by pakaste729 from North Providence, Rhode Island. Mar 4th 2019
More info needed. But the short answer is probably not!! Lending guidelines require that the borrower be here legally and must show that their income is likely to continue for 2 or more years.. (unlikely since it's a 90 day visa).. Also, if the co-borrower has no credit, no income, no filed federal US tax returns, then they would not add anything to the loan, in fact it could cause a denial. However, assuming you can qualify on your own, you can always add the new spouse to your deed after the marriage. Understand that the loan and the deed are 2 separate instruments.. so long as one of the original borrowers remains on title (the deed), you are allowed to add others to the deed.
