It certainly can provided there is sufficient equity in the home to do so and pay of the existing debt. I've seen some pretty pissed off children when they've discovered that their parents did a reverse mortgage on their home so make sure you discuss with your family what your plans are...if you care about that sort of thing of course ;)

Hi Steve, You can obtain a reverse mortgage and pay off the exisiting mortgage currently on the property, as long as there is enough equity in the home to qualify for a loan amount sufficient to payoff the current mortgage and customary closing costs.
