can I borrow to pay tax liens when I borrow for a home purchase to consolidate all

It looks like your question wasn't complete.. You cannot purchase a home and include other debt you owe into the same loan.. Home purchase mortgage loans are secured by the real estate itself.. So if you default, they get the security, or the home, and it's sold to offset the debt owed.. If they financed more than the home's value, then it puts them in a very exposed position where if the home goes into foreclosure, they will never get back what they lent on the home. Your payoff would be greater than its value and the lenders will lose money... and lenders don't like exposure, or losing money.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. You can not consolidate debt through a purchase loan.

Sounds like you are not ready to buy a home just yet. Sit down with a local non-bank loan officer to discuss your situation. You can not pay off debt with a home purchase.

Like Joe told you, you can not pay off debts with a home purchase loan.

I agree with my colleagues.....you can not do what you are proposing. However, if you have enough cash to make a down payment, you should use that cash to get the Tax lien paid off before applying for the loan. If your remaing cash is at least 3.5% of your purchase price you can still qualify for an FHA loan assuming you have the credit scores to do so.

There are also down payment assistance programs as well which you may qualify for. If so you could use your down payment money you have saved to clean up your credit and debt first.

Similar to the previous responses, you cannot take cash-out with a purchase loan.

You could simply briefly delay your efforts at a home purchase until you have paid the tax liens off. You could takeout loans to pay off the tax liens and the monthly payments you incur from that debt would simply becounted in your overall debt to income ratio for what loan amount you would qualify.We an autonomous branch/division of a mortgage bank in the Bay Area that was 7th in the nation in funding FHA loanslast year.
