No. USDA is intended for low income borrowers looking to purchase a home.. You cannot get financing on land only.. it has to have a home on it and there are restrictions as to how much of the land value can be considered.. If your looking to purchase land and build a home on it, then USDA does allow for construction loans.. the problem is finding a lender willing to allow it.. Keep in mind that USDA does not lend money, they only insure loans against default.. each lender offering USDA financing can add their own rules above with USDA requires.. it's these overlays that can restrict who will offer this type of financing. Your best bet is to contact a LOCAL mortgage broker and apply with them. By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J.
