Cosigners do not help if you have bad credit, they only help if you have no credit or limited income. There are equity lenders (Hard Money) out there that will lend to you, however because they are not "Conforming" lenders, the fees and charges will be excessive, and these lenders typically wont lend to someone who lives in the property.. It's best you work on fixing up your credit and then apply. Most mortgage brokers have relationships with quality credit restoration companies.. so try contacting someone local and let them look at your complete loan profile.. they should be able to advise you properly..
