Im trying to get a home equity loan with poor credit .i own the home free and clear..my girlfriend has good credit..if i put her on the deed as well as getting a cosigner would i have a chance of being approved? by ryand398 from , New York. Oct 20th 2014

Cosigners do not help if you have bad credit, they only help if you have no credit or limited income. There are equity lenders (Hard Money) out there that will lend to you, however because they are not "Conforming" lenders, the fees and charges will be excessive, and these lenders typically wont lend to someone who lives in the property.. It's best you work on fixing up your credit and then apply. Most mortgage brokers have relationships with quality credit restoration companies.. so try contacting someone local and let them look at your complete loan profile.. they should be able to advise you properly..
