Can i get a reverse mortgage on my own if my wife is only 61?

Yes, but.Your chances for approval won't change, but it is my understanding that you would have to remove your wife from the title. When she turns 62 you could add her back on title and refinance into a new reverse mortgage, but that's a good bit of work when she is so close. Find a local lender that can explain the ins and outs of doing the loan now versus when your wife is 62. You may also want to consult an attorney for the title implications.

Yes.. the minimum age is 62, and so long as your 62 or older, you can get a reverse mortgage, however you will not be able to put her on title until she turns 62... Yes you can borrow now, but your wife will not receive the benefits of being able to live in the property, if you should die first. Changes are proposed which will eliminate this exclusion. If you are much older than your wife, you will get much more money if you exclude your wife, since the benefits are based on the youngest borrower.

The fact that you are in a community property state, you may not be able to get a HECM in your name exclusively. Speak with a reverse mortgage specialist to get the details on how a reverse mortgage is impacted by your state laws.
