Most lenders offering VA financing require a 620 or higher, but 660 or higher is preferred.. and if the credit score was the only thing VA looked at, you would be approved.. but it isn't.. credit, credit deficiencies, income, debt, etc.. all are considered when determining one's eligibility.. if you want to know for sure, you should contact a local mortgage broker and apply with them. Most do not charge a fee to get pre approved.. .. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. Yes you can providing you have full VA eligibility. I specialize in VA loans and have been doing them for over 16 years. You can contact me at 801-562-9100.Thanks Clark
There is no problem purchasing a home on a VA loan with nothing down. Your FICO is actually in a "sweet spot" for these loans and some lenders may offer you a small pricing incentive there. You'll need your Certificate of Eligibility to proceed; if, you need help getting that, I'm happy to help. Purchasing a home with "nothing out of pocket" is a different matter, though, and you'll need to make sure your purchase transaction is structured properly to keep your funds to close to a minimum. Give me a call and I'll walk through some scenarios with you. 801-918-9385 Brett Pehrson
Ken, the only way you would be required to put money down on a VA loan is if: a) you've used part of your entitlement already and you don't have enough available for the loan amount you are requesting; b) you are looking to get a loan over the conventional loan limit, which is $417,000 in most counties, and $600,300 in Salt Lake City. VA loans are my favorite - you can find all the information you need on my website: http://utloanofficer.com/utah-va-loan/ Feel free to contact me at dana@utloanofficer.com, or by phone at (801) 473-3154 (available by text as well). My pricing is better than a lot of companies out there advertising to "specialize" in VA loans. It would be my pleasure to provide you with a quote, or answer any questions you have.
That credit score is more than sufficient for VA, so supposing that your other items are in order, you should be fine to purchase a home using VA financing without a down payment. We should review all the details of your personal scenario and I would be happy to talk with you about that. Please give me a call or shoot me an email anytime - I am here in Salt Lake as well and have been doing loans for 17 years. I look forward to hearing from you and helping you out.
