Can I get an Oregon USDA loan making $70,000 a year? I don't know the income limit

I am in beaverton if that matters. I make $70k per year and am married but my wife does not contribute to income. Do I make the cut for USDA 100% financing with this salary? by kyleaustin723798 from Beaverton, Oregon. Jul 1st 2014 Reply

USDA is intended for low income borrowers.. and the income limits are based on the number of persons in the household.. if you and your wife live alone, then you make too much.. you would need to be below $47K annually. If there are other persons within the household, and they work, then their income would also be added to your income to determine eligibility.. Here's a link to USDA's eligibility page. http://eligibility.sc.egov.usda.gov/eligibility/incomeEligibilityAction.do?pageAction=state&NavKey=income@11 I'm a Broker here in Scottsdale AZ and I only lend in Arizona. You may need to go FHA, and remember, USDA loans are for "rural" areas, but parts of Sherwood and Wilsonville are "rural". I am local in Tigard, and if you need to talk, my phone is 503-620-2239.

It will depend on if you get a USDA direct loan or a USDA guaranteed loan. You will get higher income limits with a guaranteed loan. Talk with a local loan officer, make sure they offer USDA guaranteed loans (most likely they do if they offer USDA) and go through the pre-approval process to make sure that you can get qualified before you look at any property. Best wishes, Sean

Hi Kyle. According to the Income Charts, your Household Income being $70,000 or less will allow you to use the USDA program. I'd suggest you speak to a local mortgage professional who has access to the USDA program for more information and to make a full application. There are credit requirements for the program as well and the location of the property must be eligible too. Good Luck! Here is the link you want to use, which is for the Guaranteed Program and not the Direct Program which would require you to go directly to USDA. http://eligibility.sc.egov.usda.gov/eligibility/welcomeAction.do?pageAction=pageLoad&requestInfo=GuaranteedIncomeLimits&NavKey=incomelimit@12

Your income is going to be ok. Your problem will be that you need to look at area's out side of Beaverton.
