Can I have a co-signer when I refinance to get someone else's name off a mortgage?

I need to get someone's name off a mortgage, and I have someone who can be the cosigner because I will not qualify for the refinance alone. Is this something that is allowed? by rach44_568_939 from Bismark, North Dakota. May 29th 2012 Reply

It is allowed but the rules are different depending on which type of loan have now, and which type of loan you are trying to refinance to... and it's possible you might need to do an appraisal, again, depending on your loan product...if you haven't already, you should contact a LOCAL mortgage broker, not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. When you refinance, generally you may be allowed to use a co-borrower (co-signer). It will depend on many factors and subject to specific Lender overlays. My advice is to work with a local Mortgage Banker/Broker, rather than one of the big banks or big national mortgage factories. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. He/She will have access to loan products of many lenders, not just those of one bank, and can properly guide you to the lender and program that bes fits your needs.
