I've been told I will be ineligible for a streamline refinance but i wasn't sure about standard refinancing by VDursl_252_953 from Floral City, Florida. Oct 10th 2012
You will no longer be able to obtain any type of FHA financing, if the condo is no longer FHA approved.
NO. You can only do a "no appraisal" streamline if the condo is no longer approved. The alternative would be to find a lender willing to go through the steps to get it re-approved, and in today's environment, few are willing to invest the time. ~ Bert Carpenter, The LoansA2z team of NOVA Home Loans ~ NMLS 40586 ~ Licensed in California and Arizona ~ www.LoansA2z.com 888-889-9950
Under FHA guidelines, you would be able to do a Streamline refinance, however with most lenders, they can add their own set of guidelines on top of FHA, and they might disallow it.. If your condo is not FHA approved, you should put pressure on the association to get it done.. By not allowing FHA financing, you limit the folks who can buy in your complex, and in turn lowering the valuations.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com
I should have mentioned that many lenders add their own restriction, and may not be willing to do a streamline without project approval. Instead, work with a local Mortgage Banker/Broker, rather than one of the big banks or big national mortgage factories. We have access to loan products of MANY lenders, not just those of ONE bank, and can better guide you ~ Bert Carpenter, The LoansA2z team of NOVA Home Loans ~ NMLS 40586 ~ Licensed in California and Arizona ~ www.LoansA2z.com 888-889-9950
