my current loan is a conventional FHA loan. My job is moving out of state. I've nver missed a mortgage payment, however, my house has lost value and I will not be able to sell it and cover all the costs involved. It seems like the only option left is to pursue a short sale. I don't understand why so many people don't get this... A short-sale or foreclosure. Regardless of the reason, you just cost a lender a loss. Because of this, no new lender is going to overly interested in giving you a new loan right away. Loan programs vary, but VA regulations stipulate a two year waiting period following the short sale before a borrower can be considered for a new VA mortgage and during that waiting period, they will expect you to have a stellar credit profile. www.VA-IRRRL-Loan-MN.com
Agreed, currently VA requires 2 years from date the short sale is completed.
Firstly , do you know if you can qualify for a new home and carry the debt on your existing home? Simple answer is no, not until a 2 year waiting period has elapsed. You might want to try and rent it out for a year, claim the rent, and don't claim a loss. This way it won't affect your debt to income or your credit and you should be able to qualify to buy a new home as long as the debt to income works. If after you buy your new home you want to try and sell then it won't matter!
