Can i qualify for reverse mortgage with 45% equity and my husband is only 62 and i am 65?

You are both old enough... and there is equity in the home, so you should be OK.

will my husband be able to hold off on social security until 65 and instead receive reverse mortgage income while working? also curious if our health does get bad at some point could we increase the amount of income from the mortgage? will discuss it with him more tonight. thankyou - emma

Emma, your husband can continue to work as long as he wants to; it will not affect your reverse mortgage. The beauty of a reverse mortgage is, you can change the amount and way you receive benefits, as often as you please. From the minimal information given in this posting, it appears that a line of credit will be your best option. That way, you can draw money whenever you need it, up to the maximum available. Yes.. you would qualify for a reverse mortgage.. and when it comes to your husbands work, it's also true that he can continue to work, and it will not effect how much you receive each month from the reverse mortgage.. you can change how you get paid within the RM as often as you wish.. Also understand that RM's are a very specific product, and it's best you use someone local and who has experience in doing a RM.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
