Possibly. Technically, if your wife is on title to a residential property at anytime in the last three years, she would not be considered a first-time homebuyer. The good news is that almost all of the loan programs out there today DO NOT offer anything special to a 'First time Home buyer' that a 'Second time home buyer' would not also qualify for. If you intend to not be on the loan, she would need to qualify on her own credit and income. If you did this together, you could use both of your incomes.
