If you recently filed bankruptcy, which would have wiped out most if not all of your old debt, and you just took a pay cut, and you are having difficulty keeping up with your mortgage, it may mean that you can no longer afford the home you are in. You can check http://KnowYourOptions.com for advice from Fannie Mae or portal.hud.gov/hudportal/HUD/topics/avoiding_foreclosure for advice from HUD/FHA. IN addition, most states have an "Office of Housing" or a similar name that may have access to funds or programs that may benefit you. This is not an easy question to answer... the guideline for FHA and VA is 2 years, and for conventional it's 4 years.. but it's not just the waiting period you need to worry about... you still have to have sufficient credit scores, sufficient income, and you would need to have reestablished credit as well... since your struggling to make payments, if you have been more than 30 days late on the mortgage or any obligation, I doubt anyone will touch you...your options might be to do a short sale, or a loan modification, or "Know Your Options" as Bert suggested.. but which every way you go, you should do something soon..I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com
