No 30 day late within the previous 12 months is the magic number.

First let me say that the guideline is in reference to 30 day late payments.. You can be late on your mortgage, but if you go 30 days late, then it will show on your credit report.. FHA guidelines say no more than 1x 30 late payment in the last 12 months, and it cannot be in the last 3 months.. However most lenders have their own guidelines called overlays... it's lender overlays that say no late payments in the last 12 months.. However there are lenders out there that will allow one late payment in the last 12 months.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

Hello, most all lenders require no 30 day lates within the last 12 months, however I do have one lender who will accept 1 - 30 day late in the last 12 months. Feel free to contact me if you would like to discuss. Regards,Lorne

Most lenders require 0x30 last 12 months on mortgage lates but you might find some lenders that will allow 1x3o mortgage lates in the last 12 months.

You should be able to find a lender that will allow a 1x30 as long as you are current.

You can have up to one 30-day late in the past 12 months and still qualify for an FHA refinance. www.FHA-Streamline-Refinance-MN.com
