I've been recovering my credit and I haven't missed any payments within the last year. Or, would it be more advantageous to do a standard refinance if my credit has improved since I closed the loan? by JCage_483_869 from Lewisville, Texas. Sep 12th 2012
Perhaps. Most lenders that do FHA Streamlines require the borrower to have a minimum score, even if the mortgage has never been late. Talk with a local Mortgage Banker/Broker to find out how bad you credit is. If you have been working on it, it may not be as bad as you think, and may be good enough to get the refi done. ~ Bert Carpenter, The LoansA2z team of NOVA Home Loans ~ NMLS 40586 ~ www.LoansA2z.com 888-889-9950
There are lenders out there that will do a streamline without a credit report.. so long as your mortgage payments have been made on time.. I'm not sure about TX, but we do have a lender here in AZ... the real question is what do you mean by bad credit?? Most FHA borrowers have bad credit and low scores.. For most lenders 640 is the benchmark..I'm a Broker here in Scottsdale AZ and I only lend in Arizona. What do you consider bad credit. The industry norm would be a middle score of 640. However, some lenders do not have a minimum score required for an FHA Streamline. If your credit has recovered entirely, a conventional refi may be your best option. Get together witha local lender to see your options. Best of Luck!

Yes as long as you get into the min credit score range with the lender you chose you can do a streamline refinance. Most lenders ask that you be over 620 with at least 2 of your credit scores but some will allow you to go to 580.
