Your standard purchase agreement is written with an out based on inspections. So you are generally fine right there. Even if there wasn't an inspection contingency, if you can't work out a fix or something with the seller, most people would walk away, lose their earnest money, and risk the very low likelihood of something from the seller. But knowing the issue will show show up with the next buyer, usually you can work it out with the seller. Your lender and real estate agent completely understand, and is no big deal to them if you cancel and move on to something else. I lend in MN WI IA SD ND.
