The answer depends on a lot of things. If your spouse is the Veteran, whose eligibility you are using for the loan, then the answer is no. If you are the veteran and you do not want your spouse on the loan, or your spouse's circumstances would prevent you from being approved, then yes, the non borrowing spouse would be allowed to remain off the loan, but would be required to sign the Disclaimer deed at closing. Too much info is missing, however in general, Bert's answer above is spot on.. Keep in mind that the lender will still want to run a credit report on your spouse to determine her debt.. and the payments for her debt will be added to your debt for qualifying purposes.. you cannot add your spouses income, but you must include her debt.. if this sounds confusing, give me a call, and I'll explain further.. .. If you do not want spouse on your VA loan, do not include the spouse on the purchase offer or loan application; spouse will need to sign a quitclaim deed at closing. You can add spouse to the title later, if you desire to do so.
