FHA is a better way to go.. with conventional, if you can find a lender that will allow 637, will be priced so high, you're better off with FHA.... I need more information.... are you looking to refi or purchaser? and where did you get your score?? Looks like Ralph is a lender? (email address is @abolutelowrates.com) 637 is possible with 80% LTV but the rate could be ugly due to the low score unless the borrower qualifies for a MCM mortgage.

Thanks..the client really wanted to avoid the PMI that FHA charges, so I thru it out there...... we are going to work on getting her credit up to 680 and go from there...thanks again
