Ahhhhh, if we just had a crystal ball. But we don't, so we have to look at other realistic things to make a projection on the future of rates. First, there is the fed. While the Fed doesn't control long-term mortgage rates directly, when they raise of lower the cost of money to lenders, a portion of that is likely to get factored into the mix to you. The Fed is talking about multiple increases in 2022. Inflation, the economy, military actions, COVID, and more all factor in.
