Been living in the same house for the last 15 years, got the mortgage down to a LTV of 25%, home's worth around 225k right now. If I'm at a 6.25% rate, can I get a near-4 rate with my credit score of 4.25%? Based on your question and the information provided, you should be able to qualify. You also might want to consider a 15 year mortgage. Payment will still be lower, but the rate is below 4% right now... contact a local mortgage broker, not a bank and apply with them.. they have access to many different lenders and can match your particular scenario with the right one.. Depending on what term you have left on your current mortgage and overall goal I believe it is definitely worth taking a look at both the 15 and even possibly the 10 year rates and payments. Based on your income and score, you should qualify for the best programs out there. If you don't mind the current payment you are paying, you should consider a 10 or 15 year term. Rates would be in the mid-low 3s and your payment should be pretty close to what you are paying now. If you are looking to reduce your payment and want to consider a new 30 year, rates are in the hig 3s. William is correct. Find a local Mortgage Banker/Broker and stay away from the big banks. Many of their employees are just order takers. Mortgage Bankers/Brokers are Trained, Tested and Licensed. You should easily qualify for a refi based on the info provided. I agree with the others, a 15yr. loan is probably the way to go if you can afford the payment.
Based on the information that you have provided here. You should be fine in accomplishing a lower rate. Without knowing your loan balance, it's difficult to assess your situation. However, after paying your mortgage for 15 years, its loan balance is probably low enough for your to get a 15-year loan and easily save 100s of dollars monthly without resetting the 30-year mortgage clock. You should be able to refi into this loan at no cost with an interest rate of about 3.375%. I'm in CA and don't do loans in MA, so check out a mortgage broker there. A knowledgable one should be able to do this loan for you in the low to mid 3s.
