Do any lenders not use the AUS soft ware for Harp 2 loans. We keep getting denied due to this.

AUS is the gateway to conventional financing.. Without that approval, you won't get a loan under HARP.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. No, AUS is what all lenders use. AUS is not denying you, whatever it is finding out about you is so work on that.

Possibly your current loan is not Fannie/Freddie owned? If it's not, then that is the reason you are being denied. Or, your last loan did not close on or before May 31, 2009. Seems like you need to get connected with a smarter loan originator. There is no reason to have your credit report run (again) and AUS worked on without the basic questions answered. It's pretty easy to figure out up front whether you can do the HARP.

First things first, when was your purchase or last refi?? how upside down is your home? are you a fannie or a freddie loan? what is your credit score? do you have mortgage insurance? all of these things play a factor in the harp approval..
