You do not have to be married to purchase a home.. If your spouse has good credit and income, then applying jointly can allow you to purchase a higher priced home. If however your spouse has bad credit or high debt, then by applying jointly can drastically reduce your buying power and could even cause a loan denial. Marriage is not required =). You can apply for a home loan jointly and vest in title accordingly. Your spouse's credit and debt will come into play so be aware of that. If that affects the loan then you can always do the loan with 1 or the other (If you qualify) and put the spouse on Title. If your interested in a getting a mortgage quote please let me know. There is no requirement that one be married to buy a house. It might help, in meeting the debt to income level - if you both have good income, and low other obligations. However, if you have good credit, good income and reasonable debt level, you should be able to buy a home on yourown.You need to talk with a local, licensed mortgage professional to get the specific answers to your individual situation. You do NOT need to be married to buy a home if you would like to qualify for higher loan amount you can have someone as non-occupying co-singer added to the loan this person does not need to be married to you nor need to live with you in the property youwould like to buy! ! You do not need to be married to purchase a home, you can purchase the home as a single individual on your own if you qualify. The advantages of being married and purchasing a home are if your spouse good credit and income it can help you qualify for a higher loan and you can afford a larger home. Fallon, NO, you do not have to be married to purchase a home. You may find there an advantage to being married in the purchasing of a home. The questions that the lender is going to ask you are the same questions the lender is going to ask one's spouse. Those questions are these:(1) what is your credit scores?(2) what is your income?(3) what other debt load do you have?(4) have you had a short sale, foreclosure, bankruptcy in the last 7 years? What was the timetable for the event? What were the circumstances that lead to the event?

It's your choice whether or not to be married when you buy a home. Lenders do not care. However, there are 2 primary concerns that must be taken into consideration if a spouse is going to be on the loan. The FICO score used for loan qualifying purposes will be that of the spouse with the low middle one. As an example, if your middle score is 748 and your spouse's is 694, her score will be used, which will adversely affect the cost and/or interest rate of the loan. This will occur unless both spouses' FICO scores are 740+. I recently did a loan for a client whose score was 701 and his wife's was 692. They were both planning to be on the loan. However, because her score was less than 700, if she had been on it, it would have cost $4,691 more. Fortunately, he had the income to qualify for the loan by himself, consequently, she was left off of it. Also, if your spouse doesn't add enough income compared to her debt, it could affect your ability to get the loan at all. For simplicity sake, unless your spouse is insistent about being on the loan, if you can qualify for it by yourself, it will be less complicated and probably can be completed quicker.
