Double check with your specific Lender. Typically, the gift giver is required to provide a signed letter with specific language. This needs to be signed (not eSigned) by the gift giver. I have never been required by any underwriter to have the letter notarized. Make sure you understand the documentation requirements your lender will insist upon. All to often, I see family members trying to give cash. Lenders will not accept that because it cannot be verified where the cash originated.
