I earn $70k a year in my current job but I have only been here for 4 months since I got laid off due to the pandemic. I’ve had 4 employers in the past 5 years with higher salaries each time with the same job title. Although this is common in my chosen industry, I know that this wouldn’t look good with lenders. I’m looking at properties between the $100k to $130k price and I would love to go for a bigger loan since there is a house being offered that has strong potential for renting out a part of it. I live in a college rural town in central PA with lots of carriage house apartments making good money. Credit scores are 635 to 648 with money saved up for a 3.5% down payment. The only way any lender can legitimately tell someone they qualify or not is by the person completing a full loan application. USDA is one of the pickiest loans in terms of qualifications.
