Do I sell and payoff mortgage?

I just inherited a home in Louisiana but there seems to be a mold problem due to flooding in the area. My dad wasn’t able to address the problem because he was already going in and out of the hospital due to his condition. I plan to sell the home and pay off his mortgage but I am afraid that the mold issue would lower the selling price and make it difficult to sell. We still have to check the extent of the mold problem if there’s any structural damage that is expensive to fix.
