Do VA Lenders require three credit line items on a credit report? We pay cash and have one Credit Card for emergencies.

Some (actually most) lenders will require a minimum number of "active" or "rated" trade lines..usually 3. However, there ARE a few banks out there that will not have this requirement for their VA loan program. This will vary by lender. Call a few in your area and ask them. Other programs may be more lenient on this issue, but I do recommend the VA loan if you can qualify because it has several benefits over others.

Yes and no... We are required to look at all three. if there are three, we use the middle score. If there are two, we use the lowest one. If there is just one, we use that score. While the VA technically doesn't have a score requirement, almost all lenders will require a score, and maybe even a minimum number of active or recently current tradelines. While I applaud anyone who can live on cash and not need credit, getting a home loan with no credit is virtually impossible, and the lack of credit will seriously hurt you.

VA does not require 3 trade lines, however VA does not lend money.. they only insure loans against default.. The lenders, or those with the $$$, will oftentimes have their own rules called "Overlay's".. it's these overlays that could require you to have a minimum number of credit trade lined to obtain financing.. For this reason I always suggest you contact a local mortgage broker rather than a bank or mortgage bank.. the Broker has access to numerous lenders, with each one offering a different lending program.. the broker and search it 's database and seek out the right lender for your specific loan scenario.. ..
