Because I am not licensed in Delaware, I am not familiar with specific Down Payment Assistance (DPA) programs available in your area, but I am sure there are some. The fact that you have no debt is a big plus. Reach out to a local Mortgage Broker or Mortgage Banker for assistance. I'd steer clear of traditional banks as most of them are cookie cutter put the square peg in the square hole kind of lenders. Social security income is acceptable income for getting a home loan. Your credit score is a bit on the weak side, but is OK enough in most cases.
