Effect of unpaid medical bills on mortgage?

Unfortunately recently I had some illness in the family and have several unpaid medical bills (ranging around $12000). Would I still be able to get a mortgage, if I have a good record of timely bill payment by spib764283 from Houston, Texas. May 16th 2017 Reply

More info needed, You say you have medical bills, but are they medical collections, or just medical bills? If it's just medical bills, then it should have little effect on your ability to qualify.. If there is a payment schedule, it's possible the lender will want to see the payment and add it to your debt to income ratios, but typically, the lender will not know about medical bill payments as they usually do not show up on the credit report. but if the medical bills are in default and / or collections, then we do not have to include them in your ratios.. however with medical collections, it could lower your credit score below the acceptable range.. Obviously, you did not provide near enough info to answer your question directly... but in general, credit scores must be in the acceptable range, you must have sufficient income to service all your debt, must meet all mandatory waiting periods if you have any major derogatory event (foreclosure, short sale, BK, etc.), and meet all other eligibility requirements for the loan program you are applying for.. For this reason, I suggest you contact a mortgage bank/broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with a Banker/Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the banker/broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the big box banks.
